Start with the proposed verandah design

A verandah is a roofed structure typically attached to a home and requires a building permit. Send the dimensions, proposed roof and drawings before construction. Replacing an old verandah does not automatically remove the need to check approvals for the proposed work.

Design details that need attention

The application should show how the verandah connects to the dwelling, its footing and post details, roof framing and stormwater arrangements. Boundary setbacks, existing windows, fire separation and site conditions can affect the design. Tell us if the structure is close to an easement or a pool barrier.

How VBS assists owners and builders

We review the permit application and supporting design documents, identify outstanding information and assess compliance within the appointed building surveying scope. After permit issue, required inspections are coordinated at the stages specified by the permit. Completion is subject to satisfactory inspection outcomes and required documentation.

Your verandah enquiry checklist

Send the property address, site plan, floor plan, elevations and structural details. Include the title and plan of subdivision, proposed materials, overall height and any supplier engineering. If replacing a structure, photographs and any original permits help explain the existing conditions.

Plan for approvals and inspections

Planning controls or other approvals may apply separately. Check these before committing to construction dates. Keep access available for mandatory inspections and arrange them before work is concealed. Changes to the approved design should be discussed with the building surveyor before they are built.

Frequently asked questions

Is a small verandah exempt because of its size?

Verandahs require a building permit. Do not apply an unroofed pergola exemption to a roofed verandah simply because the floor area is small.

Do I need to provide engineering?

Structural design and connection details are normally important parts of the assessment. The specific engineering information depends on the verandah system, span, site and attachment details.

What if my verandah was built without approval?

Provide photographs, available plans and any council notice. VBS can discuss the scope of technical assessment or compliance assistance; existing work follows a different pathway from proposed construction.

Request a verandah permit quote

Send the property address, scope of work and available plans. We will review the enquiry and provide a fee proposal explaining the services and information required.
