Describe the existing home and proposed works

An alteration changes the existing dwelling; an addition increases or extends it. Structural changes, removal of load-bearing elements and extensions can require a building permit. Minor work may qualify for an exemption, but the full scope and exemption conditions must be checked before construction.

Assess the interaction with the existing building

The design should clearly distinguish retained, demolished and new work. Connections to the existing structure, footings, energy efficiency, waterproofing, fire safety and siting may need assessment. Previous alterations and existing approvals can also be relevant. Provide records early rather than treating the extension as a completely separate building.

VBS building surveying services

We assess the building permit application and supporting plans, identify outstanding information, specify mandatory inspections and review the completion documentation. Our independent assessment works alongside your designer, engineer and builder. Approval remains subject to the applicable requirements and satisfactory documentation.

Documents for an alteration or addition quote

Send the address, existing and proposed plans, elevations, sections and a short scope of work. Include title documents, the plan of subdivision, structural engineering, soil information, energy documentation and relevant planning approval where available. For staged works, explain what is included in the proposed stage.

Planning, construction changes and completion

Check any planning approval requirements with council before finalising the building application. Start work only after the required building permit is issued and arrange each mandatory inspection. Discuss proposed changes to approved work before construction. The building permit identifies the final certification required; dwelling extensions and alterations commonly conclude with a certificate of final inspection.

Frequently asked questions

Does removing an internal wall need a building permit?

It can, particularly where the wall supports other building elements. Have the structural role and full work scope assessed before demolition.

Do cosmetic renovations always need a permit?

Some minor non-structural work may be exempt, but a renovation can include work that changes structure, safety or other regulated features. Provide a complete description rather than relying on the project label.

Can I live in the house during the extension?

Discuss access, safety, staging and occupancy arrangements with your builder and building surveyor before work. The appropriate approach depends on the proposed work and site conditions.

Request an alteration or addition quote

Send the property address, scope of work and available plans. We will review the enquiry and provide a fee proposal explaining the services and information required.
