Tell us what you mean by a patio

A paved outdoor area and a roofed patio structure are different proposals. Describe the roof, posts, dimensions, floor construction and connection to the house. A roofed patio should not be assumed to have the same exemption as an open, unroofed pergola. We review the actual structure and its location.

Check the house connection and boundaries

The proposed attachment to an existing dwelling, footing design, wind loading, boundary distance and roof-water disposal need to be considered in the design. Let us know if the work is close to an easement, another building or a swimming-pool barrier. Existing structures and neighbouring land can affect the assessment.

Our patio permit service

VBS reviews the building permit application and available plans, identifies supporting information and assesses the relevant building requirements. Where a permit is required and issued, we specify the mandatory inspection stages and review completion evidence. The scope and fee are set out in your project-specific proposal.

What to send with your enquiry

Provide the property address, a dimensioned site plan, elevations, patio size and height, roof material and supplier drawings. Include structural and footing details if available, along with title documents and any existing planning approval. Tell us whether the patio is attached to the dwelling or freestanding.

Planning and completion

Building approval and planning approval are separate. Confirm any planning requirements before finalising construction arrangements. Work requiring a permit must not commence before issue. Arrange the required inspections at the relevant stages and retain the final documentation with your property records.

Frequently asked questions

Does every patio need a building permit?

The answer depends on the works proposed. A roofed structure, raised deck and ground-level paving are assessed differently. Send a sketch and dimensions before assuming an exemption.

Is a patio the same as a pergola?

Names used in sales brochures are not enough to determine permit requirements. Whether the structure has a roof, its dimensions and its construction are relevant to the assessment.

Can you assess a supplier’s patio design?

Send the supplier’s drawings and engineering with a site plan. Standard product documents may need site-specific information before the application can be assessed.

Request a patio permit quote

Send the property address, scope of work and available plans. We will review the enquiry and provide a fee proposal explaining the services and information required.
