Dwelling with the cost of work under $50,000.00


Application fee: $880.00+GST The application fee will include the following building surveying services in accordance with requirements of the Building Act 1993 (the Act), Building Regulations 2018 and deemed to satisfy provisions of the National Construction Code 2019.

  • Notify council;
  • Notify the relevant service authority;
  • Initial assessment;
  • Issue RFI (1 of);
  • Final review of documentation;
  • A decision on the application for building permit pursuant to s.9 of the Building Act;
  • Upon approval, apply to the Victorian Building Authority for Building Permit Number;
  • Upon approval, give copies of permits and documents to the owner and builder;
  • Upon approval, give copies of permits and documents to the council; and
  • Upon approval, inform the Victorian Building Authority that building permit is issued.

Pool and spa inspections and compliance certificates


Residential pool or spa barrier inspection: $185+GST = Total $203.50 Commercial pool or spa barrier inspection: $275+GST = Total $302.50 Reinspection: $185+GST = Total $203.50 Inspection fee covers: Travel to and from your property, if the property is within 40km from Melbourne CBD; Inspection of your Pool and Spa barrier by a registered building inspector; and Issuing one of the followings: Form 23 – Certificate of pool and spa barrier compliance; or Form 24 – Certificate of pool and spa barrier non-compliance; or An inspection report that identifies the issues and relevant rectification works.




Demolition work


Application fee: $660.00+GST The application fee will include the following building surveying services in accordance with requirements of the Building Act 1993 (the Act), Building Regulations 2018 and deemed to satisfy provisions of the National Construction Code 2019.

Building Inspections (each time/each unit)


A residential inspection (each time/each unit): $220.00+GST A commercial inspection: $330.00+GST The fee will include the following services:

  • Inspection Authorisation in accordance with s.34 of the Building Act 1993;
  • Travel to and from the property, if the property is within 40km from Melbourne CBD;
  • Inspection of the stage of your building work by a registered building inspector/building surveyor;
  • Providing the record of inspection in accordance with s.35(a) of the Building Act 1993;
  • If there is a non-compliance, give a verbal direction to fix; and
  • Notify the Victorian Building Authority of the result of the inspection.
Note 1. If an inspection is required out of regular business hours, a 30% additional inspection fee will apply. Note 2. Inspections required out of 40km radius from the Melbourne CBD requires an additional $1.75 per kilometre for travel allowance and the applicable hourly rate ($220+GST).




Application for an occupancy permit


Application fee for a residential dwelling (each dwelling): $440.00+GST Application fee for a commercial building: $880.00+GST The application fee will include the following building surveying services in accordance with requirements of the Building Act 1993 (the Act), Building Regulations 2018 and deemed to satisfy provisions of the National Construction Code 2019.

  • Initial assessment;
  • Issue RFI (1 of);
  • Final review of documentation;
  • A decision on the application for occupancy permit;
  • Upon approval, inform the Victorian Building Authority;
  • Upon approval, give copies of permits and documents to the owner and builder; and
  • Upon approval, give copies of permits and documents to the council.




Certificate of final inspection


Professional fee for a Class 10: $110.00+GST Professional fee for a residential dwelling: $220.00+GST Professional fee for a commercial building: $440.00+GST The fee will include the following building surveying services in accordance with requirements of the Building Act 1993 (the Act), Building Regulations 2018 and deemed to satisfy provisions of the National Construction Code 2019.

  • Initial assessment;
  • A decision on the certificate of final inspection;
  • Upon approval, give a copy of the certificate to the owner and builder; and
  • Upon approval, give a copy of the certificate to the council.




Hourly rate for a professional building surveying (units of 15 min).


Based on regulation 265 (c) of the building regulations 2018, we must receive remuneration for services as a building practitioner solely by the professional fee or other benefits specified in the contract of engagement. Our hourly rates for a professional building surveying service rate is a minimum $220 p/h plus GST in units of 15 min. To provide efficient and cost-effective services, we will manage your file, review your plans, information, visit a site, carry out research, check to prepare reports, attend meetings, provide you advice and may contact you or your agent by email or phone call or be contacted by yourself, your agent or other people engaged in your work by phone or email. We may also contact the council and Authorities such as the Victorian Building Authority about your application. If not identified in our proposal, this is not included in our estimation, so by the discretion of the RBS, the owner may be charged and will be responsible for paying at a set rate indicated in this document.
